Kyle, I was told by the landman who was instrumental in our lease with Noble Energy that we should arrange to get the mineral rights appraised for taxes to make sure they are in our names and not lost in a tax lien sale. How is this done? I was under the impression that until oil or gas production started, there was no property tax involved. At least, that has been our experience with our holdings in Jackson County WV. Thanks for any insight you might provide us.

Kyle, thanks to your good and encouraging words and those of my local Mississippi attorney friend, my sister and brother and I accepted a negotiation for $3000/acre and 16.75% royalties with no deductions. We are in the process of getting leases signed and notarized. Things are looking good.

I dropped out of the group last summer. Antero agreed to a lease containing most of my addenda. I had been dealing with the O&G companies for about 3 years before anyone was willing to offer me a "good" lease. I think they were having a hard time  signing people in the western part of the county because a substantial number of landowners were aligned with the Middle Island group. They had to "sweeten the pot" so to speak, in order to get people to sign.

My wife and I have an oil/gas problem that we think we need t hire an attorney to help solve. Please allow me to present some details and see if you are interested:
Sandy an her siblings inherited a share of 156 acres in Wetzel Co (each share is .69 acres) a year ago Chesapeake approached each w/ an offer for modification of $100 each. All refused except Ron who signed. Now the offer has been raised to $1300 each AND they raised royalty from 12 1/2% to 14% gross. Three wells have been drilled NW they now want to drill 3 wells SE directly under our land. 2 brother refuse to sign unless Chesapeake resigns Ron @ our deal. Ron has Altsheimers so they have contacted a lawyer.
Sandy wants to protect her holdings. She fears the brothers will stall things and the oil co will move the grilling rigs and everyone lose everything.
There is also other land owned together and we do not want one person hold up there too, but our main idea is to correct this situation now. If you feel you can help please let me know and we can get started. - Denver
